Council rezones, transfers deed for new music facility

COMMERCE — Commerce is one step closer to being the first city in Texas to have Tipitina’s, a world renowned music venue, in the city.

The Commerce City Council voted on March 18 to transfer the A.L. Day Elementary School deed to the Tipitina’s Foundation.

The Tipitina’s Foundation is a Louisiana-based charity that helps preserve music culture through education.

More development is in store for the city as the council also voted to rezone property near Highway 24 and Charity Road, to make room for a new $5 million outpatient facility that was voted on in the Nov. 5, 2013 elections.

According to Sieve Wilson, director of community development for Commerce, the location is prime for the city.

“This is the location they have picked,” he said, adding the location is where the old rodeo grounds used to be located.

Since the location is not currently zoned, Wilson said the council would need to vote to rezone it in order for Hunt County Municipal Hospital District (HMHD) to begin construction on the new facility.

“In order for them to build the hospital, they need to rezone it for general business,” Wilson said.

The council also approved a conditional use permit for a developer to build duplexes at 2507 Campbell Road, currently designated for R-7, which is single family homes only.

The conditional use permit allows the developer, Mack Doster, to construct the duplexes.

Wilson said the way Doster is constructing the duplexes, the buildings “would not have the ‘duplex look’.”

According to Wilson, the residents are in favor of the duplexes.

“It did go before the planning and zoning committee and it was a unanimous vote yes,” he said, adding that the residents in the area who were canvassed “were in favor of this.”
